Mastermind SR115 Land Development's project engineer appeared before the Chestnuthill supervisors on Tuesday to request waivers on its revised plans.
The project which calls for a retail and separate restaurant building is set to be built on a tract of land along Route 115 in Effort. The tract lies just north of the Dollar General.Plans for the project were originally submitted in November 2013 with revised plans being submitted in May 2014. There were only two waivers on the agenda for the meeting, one having to do with an inventory of all trees on the site greater than 18 inches in diameter and the other being the installations of two undersized basins, which are not in accordance with Storm Water Ordinance section 92-14.D.The board voted to grant the two exceptions.There are a number of other items which appear to be at issue with the plans."It is clear that there are a lot of issues that need to be worked out, and we are reluctant to grant any go ahead without knowing you have received the planning module from DEP," cautioned Chairman Chuck Gould.The project engineer from Boucher & James Inc. said that his client was anxious to move ahead on some of the lot improvements even though it is awaiting the DEP response on the sewer requirements."We are reluctant to approve anything until we know where DEP wants to put the sewer module," Gould said. "We don't want to be put in a position where you come back later and ask for relief."Gould agreed to put the item on the July 7 agenda, hoping that more information would be available at that time.The supervisors also voted to lift the burn ban in Chestnuthill Township at the meeting.The second meeting for June has been canceled.
