Use empty buildings instead of open land

Tractor Supply wants to “build” a store along Little Gap Road. Developers and businesses seem to always have the need to build on open property. Yes, I understand it is less expensive.

Why do local townships allow the use of open land without first making use of current empty buildings. Colonial GMC building appears empty? Open your store there. If current owners will not sell, I could understand.

What about the closed Kmart in Walnutport? Traffic is already set up for additional traffic on Route 145. There are rental or sale signs there. Or use other empty buildings in the area first.

Ideally, what I would be great, is to utilize current empty buildings in any town and connect them internally and use the current outside facade.

The zoning and permit agencies would lose their minds with that suggestion!

So the question remains; could local governments push to utilize these closed buildings before taking away more open land.
