A Tractor Supply store is proposed for Lower Towamensing Township.
The township’s zoning hearing board will hold a public hearing at 7 p.m. March 18 to hear a request from MSP Properties of PA.
The company has proposed to subdivide property to construct a Tractor Supply store at 780 Little Gap Road.
The property is situated in an Industrial Zoning District.
However, a section of the township’s zoning ordinance does not list a retail store as a permitted use by right in the Industrial Zoning District.
A section of the township’s zoning ordinance requires a maximum lot coverage of 35%, and minimum front yard setback of 50 feet.
Another section of the township’s zoning ordinance limits the size of free-standing signs to 50 square feet, and wall signs to 15% of the wall.
This appeal challenges the validity of the zoning ordinance and seeks variances for the retail use, maximum lot coverage, minimum setbacks and signage which require action of the zoning hearing board.
A Tractor Supply has been located at Blakeslee Blvd Dr. W, Mahoning Township, for over a decade.
Other nearby Tractor Supply stores are located in Brodheadsville and Wind Gap.
