Warehouses still in play for Rt. 61

A developer seeking to build a huge warehouse off Route 61 in North Manheim Township may have backed off, but the proposal may not be dead.

Melinda Deibert, a township resident, said the North Manheim Township Supervisors are working on a new law limiting the size of warehouses in the township.

“While it looks like this one particular developer has gone away, some of the same properties are still in play,” Deibert told the Schuylkill County Commissioners Wednesday morning,

“Part of the (proposed) warehouse property includes the old Oak Hill Inn/Roadhouse 61,” Deibert continued,

“I heard it was up for sale for $500,000,” said Commissioner Chairman Larry Padora.

“It is under agreement of sale for $900,000,” Deibert said, “Does somebody know something we don’t?”

The first developer, Deibert said, wanted to use an overlay zoning district, which Deibert characterized as “spot zoning.” She characterized that developer as a “quick hitter” who tries to ram a project through before opposition can be organized.

Deibert said about half of the county’s municipalities are under the county planning commission, rather than a borough or township planning commission.

“The county Comprehensive Plan was last updated in 2009,” Deibert said. “There should be adequate reasonably-zoned property.”

Padora said in the past that municipalities have to provide places for growth, like providing the proper zoning in areas where it would be conducive.

Municipalities must, by law, provide a variety of zoning districts.
