Planners say Kidder housing plan needs work

A proposed 57-home development in Kidder Township that has been in the works for approximately two decades still needs more work before it can become a reality, Carbon County officials say.

On Tuesday, the Carbon County Planning Commission reviewed plans submitted by Blue Ridge Real Estate Company for the Lake Shore Development.

The plans call for developing 57 lots in seven phases over 72 acres located just south of Big Boulder Lake.

Ivan O. Meixell, county planner, outlined several other reviews of the plan dating back to 2015 from Peters Consultants Inc., ARRO Engineers and Kidder Township.

He said that the plan that was submitted “does not confirm to final plan requirements” of Kidder Township’s ordinances dated May 1986; however, it does conform to a zoning ordinance that the township adopted on June 25, 1991.

The commission outlined several areas that need to be addressed before any recommendation could be made, including pointing out that the preliminary plan submitted in 2015 was not reviewed by the commission. The last preliminary review by the commission was May 3, 2006.

It also did not receive any waiver requests that were submitted to ARRO Engineering.

The planning commission concluded that based on the plans as submitted, there were many areas that had to be mitigated and precluded any approval recommendation by the commission.

All comments will now be sent to the Kidder Township Planning Commission, township supervisors, applicant and project engineer for inclusion in further review.

In 2004, when the plans first came before the planning commission, Meixell noted that Lake Shore contains steep slopes and other lots contain wetlands.
