Carbon County property transfers

Revenue from deeds

Carbon County Recorder of Deeds Emmett P. McCall reported his office recorded 189 deeds, 166 mortgages and 290 other writs during the month of January.

As a result of those transactions, McCall turned over to the Carbon County General Fund the sum of $28,437.10. A breakdown of that revenue includes: transfer fees, $21,257; data processing fees, $2,079.75; notaries, $30; commission on transfers and writs, $3,974.75; and Affordable Housing administrative fee, $1,095.60.

McCall remitted $322.50 in state writ taxes to the Commonwealth of Pennsylvania Department of Revenue, while Carbon County municipalities and school districts shared realty transfer tax disbursements totaling $198,207.22, the same amount that was forwarded to the state in realty transfer taxes.

McCall deposited $1,950 in the Recorder of Deeds Record Improvement Fund and $1,300 in the Carbon County Records Improvement Fund, these being fees assessed by state law on each transaction for records management needs. An additional $23,662.25 was collected and remitted to the state for its Judicial Computer System program.

Also, $6,208.40 was collected last month for the Affordable Housing Program in Carbon County.

In all, funds collected in the Recorder’s office last month amounted to $458,294.69.

Prothonotary’s report

A total of case 677 were started in January in the office of Carbon County Prothonotary Joann M. Behrens, according to a monthly statistical report released by the officeholder.

A breakdown of cases is as follows:

Civil actions, 21; custody complaints, 11; complaints to modify custody, 13; district justice appeals, 2; divorce complaints, 6; complaints in ejectment, 2; license appeals, 4; mortgage foreclosure complaints, 16; protection from abuse petitions, 27; protection from sexually violent individuals petition, 1; quiet title actions, 6; tax sales, 5; auditor/financial report, 1; judgments, 528; miscellaneous cases, 11; stipulation/waiver of liens, 1; and writs of execution, 22. The office also processed 107 applications for U.S. passports and provided assistance to the public with 45 passport renewal applications.

Behrens’ financial report for January shows $46,630.90 was generated as follows: prothonotary’s fees, $35,654.53; interest income, $3.16; custody/divorce fee, $1,855; PFA Surcharge, Sheriff, $50; PFA Surcharge, Courts, $29.75; data processing fees, $8,923.46; stenographer fees; $115; and remote access fees, $2,100.

The prothonotary also remitted $3,789.78 the Commonwealth of Pennsylvania, Department of Revenue, representing state fees collected locally, and $44.80 to the Administrative Offices of the Pennsylvania Courts, this being surcharges on new custody cases in accordance with Act 119 of 1996. Another $2,884.17 was deposited in the Prothonotary’s Automation Fund for future use in automating the office.
